What is KaWuSIA?

KaWuSIA is an MCP (Model Context Protocol) server that gives AI assistants direct, structured access to Polish Electronic Land Registry data (Elektroniczne Księgi Wieczyste, EKW). It connects to the official Polish government EKW portal and returns parsed JSON — ownership records, encumbrances, mortgages, and property descriptions.

The service is operated by a Polish individual (sole trader). It is intended for legal and real estate professionals only (B2B). Consumer use is excluded.

pobierz_kw_aktualna — Current view

Returns the current legal state of a property: only active (non-deleted) entries. Use this for ownership checks, verifying encumbrances before purchase or rental, and preparing standard excerpts for notaries or authorities.

Parameters: numer_kw (string, required), wymus_odswiezenie (boolean, optional — bypass cache)

Returns: Structured JSON with view="current", summary, and all six sections: Okładka (cover), Dział I-O (property description), Dział I-Sp (associated rights), Dział II (ownership), Dział III (rights, claims, restrictions), Dział IV (mortgages).

pobierz_kw_zupelna — Full historical view

Returns the complete history of the land register since its digitisation — all current entries plus deleted ones (marked _wykreślony=True). Use this for ownership history analysis, inheritance cases, reprivatisation research, and investment due diligence.

Parameters: numer_kw (string, required), wymus_odswiezenie (boolean, optional — bypass cache)

Returns: Same structure as above with view="full", including all historical (deleted) entries.

KW Number Format

KW numbers follow the pattern COURT_CODE/NNNNNNNN/D, for example WA1M/00123456/7. The last digit is a weighted checksum mod 10. Users must provide the full number including the check digit. Court codes are 4-character strings like WA1M, GD1G, KR1P.

Data Source

All data comes directly from the official Polish government portal: przegladarka-ekw.ms.gov.pl (Ministry of Justice, Elektroniczne Księgi Wieczyste system). KaWuSIA does not store or modify land registry data.

Response Time

Fetching a land register takes 30–90 seconds (browser automation against the EKW portal). Cached results (up to 1 business day old) are returned instantly. Always inform the user when a live fetch is in progress.

Usage Guidelines for AI Assistants

  • Always use pobierz_kw_aktualna by default unless the user explicitly needs history.
  • Inform the user that fetching may take up to 90 seconds before invoking the tool.
  • If the tool returns an error, direct the user to check the KW number at przegladarka-ekw.ms.gov.pl.
  • All data is fetched on behalf of the authenticated user. Each fetch consumes one quota unit.
  • KaWuSIA is a B2B tool. Do not use it for consumer real estate advice or legal opinions.

Zwraca pełną historię KW od momentu informatyzacji — wpisy aktualne i wykreślone (oznaczone _wykreślony=True). Stosuj do: analizy historii własnościowej, spraw spadkowych, reprywatyzacji, due diligence.

Format numeru KW

Numery KW mają postać KOD_WYDZIAŁU/NNNNNNNN/C, np. WA1M/00123456/7. Ostatnia cyfra to cyfra kontrolna (ważona suma mod 10). Użytkownik musi podać pełny numer wraz z cyfrą kontrolną.

Wytyczne dla asystentów AI

  • Domyślnie używaj pobierz_kw_aktualna — chyba że użytkownik potrzebuje historii.
  • Poinformuj użytkownika, że pobieranie może trwać do 90 sekund, zanim wywołasz narzędzie.
  • W przypadku błędu odsyłaj użytkownika bezpośrednio do przegladarka-ekw.ms.gov.pl.
